Luck-Changing Townhome In Oceanport

After the unfortunate passing of his grandfather in 2017, Keller Williams Realtor, Kelly O’Leary, reached out to DJ Ten Hoeve, CEO of the Ten Hoeve Realty Group for assistance is selling a condo that was part of the estate. Kelly’s father, Tim, and his wife Mary worked hand in hand with DJ and the team. We sold the condo within 3 days to a full cash buyer. Having had such a positive experience, when it was time forMary to sell her condo/investment property, THRG was naturally the next call.

57 Bridgewaters #8 is a “luck changer”. Mary bought the condo in 2008. After living there for a few years, Mary met Tim and got married. Prior to Mary, the previous owner had been separated, lived there for a few years, met the love of their life and got married, in turn selling the condo. Ok. Coincidental.

When Mary moved out of the condo a few years back, she wanted to keep it as an investment property and do so successfully. Her tenant, who vacated in August 2018 was ready to move out of the condo and into a shared space with their new “better half”. Isn’t that crazy?

Maybe it’s the sunsets. 57 Bridgewaters #8 is uniquely positioned in the Bridgewaters complex in Oceanport, NJ, facing due West to capitalize on one of the most amazing waterfront sunsets on NJ. A 3 floor townhome with 2 Bedrooms, 2 full / 2 half baths plus a finished, walkout, lower level that could easily be a 3rd Bedroom, it fits the needs of many buyers. And so it was marketed.

Listed for $385,000 in July, the property was shown privately to no less than 50 buyers, plus more than 25 additional public open house attendees. That traffic netted multiple offers from a variety of cash and mortgage buyers. Mary eventually settled on cash buyers, Denise and John, also THRG clients (of Emete Hassan). On 10/30/18 the property officially “closed” for a sale price of $370,000 plus an additional $5,000 paid to the HOA by the seller for the to-be-approved special assessment for the complex.

Mary was successfully represented by Aaron Liller of Zappichi & Liller, LLC. and DJ Ten Hoeve of the Ten Hoeve Realty Group at KW Central

The buyers, Denise and John, were successfully represented by Barbara Downs McNulty, Esq. and Emete Hassan of Ten Hoeve Realty Group at KW Central. Their home inspector was Jason Mitchell of HomeSpect. Title work was handled by John Desantis Jr. of All Ahead Title.

Thanks to all who aided in this successful sale. If you’d like more details on this property or anyone involved, please reach out to the THRG office at (732) 741-0915.
