Another Ten Hoeve Realty Group Sale 10 Alerica Lane Somerset

Our veterans have encountered the toughest situations this world can ever throw at us. So, who'd think that dealing with a Homeowner's Association would stack at the top of that list!

When Justin Smythe contacted us looking to buy a condo, he had already spent the better part of a year looking at 3 bedroom townhomes and condominiums in Northern Middlesex County and throughout Central Jersey. Realizing that he could simplify his needs by focusing on a 2-bedroom units and needing only to rely on one other roommate, one of our listings at 20 Brianna Court in Middletown caught his eye. Close to NYC transit, built in 2006, and upgraded at every turn it appeared to be a great fit. The small second bedroom unfortunately wouldn't have been a good fit for a potential roommate though. So we expanded Justin's search geography as far as the New Brunswick area. 


While further inland and not privy to the beachside amenities of Monmouth County, Somerset (Franklin Township) does sit strikingly close to Rutgers and Robert Wood Johnson. That proximity was what attracted Justin to the area, but not for the reasons you might think. Hospital staff and students often rent. Eventually, Justin hoped he'd turn his townhome purchase into an investment property. Did we mention, he's smart!


Somerset Gate fit those requirements perfectly. A 2 bedroom, 2.5 bathroom End Unit townhome built in 2014 located at 10 Alerica Lane caught Justin's eye. The garage was big enough to fit his Jeep. The community is gated, and the townhome has a basement. The prior owner had taken immaculate care of the home. The owner had the home on the market already a few months and was looking to relocate to the South River area. 


VA buyers are entitled to mortgage loans with 100% financing. Not all lenders facilitate VA loans. Even those that do may not be well versed in the ins and outs of them. Maria Bosquez and James Peterson from USAA Federal Savings Bank trafficked the loan from origination through to closing. VA loans tend to involve more paperwork than conventional loans. The lender requires more documentation on bylaws, any easements or allowances that may exist, HOA (Home Owners Association) funds and policies, etc. While USAA, Alison Aaron (Justin's 5-star real estate attorney)  and Jennifer Klimas from University Title Insurance Agency, Inc did a phenomenal job getting through the documentation needed. 


What complicated Justin's purchase was not his VA loan. It wasn't the seller. It wasn't either real estate brokerage, or the bank. It was the Homeowner's Association. Somerset Gate, like many condo developments across the country have replaced the long-used, local, property management companies with national, automated, online systems. When a form that is required by the title agency in order to "clear title" on the home prior to purchase it should be as easy as a phone call to the property management company. However, with online portals, what was intended to simplify ends up with the direct inverse when time is of the essence. 


While not terribly common, Justin's purchase included a U&O (Use and Occupancy) Agreement. This entitles the seller to stay in the house after the buyer legally and financially has closed on the purchase. Justin successfully closed on the purchase of 10 Alerica Lane in Somerset (Franklin Township) on Tuesday, February 21st. While the last bit of documentation came down right to the wire, closing proceeded successfully. On Monday, February 27th Justin successfully grabbed the keys to his new place and moved in. 


Keep and eye out for Justin in the neighborhood. Justin was a dream client and we wish him the best in his new place.
