With the right people on your side and perseverance things always work out. On Tuesday, December 5th, Christine and Matt Barrett closed on the purchase of their new home at 1 Penn Lane in the Oak Hill section of Middletown, NJ.
Christine & Matt Barrett have had some bad experiences as relates to real estate. With a prior home that was plagued with roof and other water issues, it’s fair to say they were cautious in choosing the right house for them. When inventory is limited, as it generally is now in the sub $1million price range throughout Monmouth County, being selective can leave you without many options. The Barretts were also handling their home search remotely from the Maryland/Virginia area. After traveling up here to narrow down the towns and even specific neighborhoods they wanted to look in, they would review options online. When one or more homes truly jumped out at them they would drop everything and travel up for the day, in some cases traveling there and back within the same day just for one home. That’s commitment!
When 1 Penn Lane hit the market and they loved the home from the photos, we all thought it would be sold before they could get up here for a private showing. As luck would have it, while a lovely home, the photos covered up some wear and tear that was visible in person. With a little TLC, which many buyers are not willing to do and prefer a truly “turn key” property, this was a gem located in Brasch Farms, one of the premier neighborhoods in Middletown South, within walking distance of Middletown South H.S., Thompson and Nut Swamp schools.
After striking a deal with the sellers, the road got bumpy as result of numerous issues that arose on the home inspection. Trusting the guidance of their home inspector, James Donohue (JN Donohue Associates) (732) 683-9812, also a licensed structural engineer, Ray of Pool Operation Management, their attorney Bonnie Wright, Esq. and other trusted professionals, a credit at closing to cover the issues was in line. Sean Brennan of Alterra Home Loans delivered a mortgage commitment and clear to close ahead of schedule, but Middletown Township put one more roadblock in our way, failing the home for a Certificate of Occupancy due to the pool lights not working.
Scrambling the day before the scheduled closing all sides rushed to get professionals to the site to identify the source of the problem and provide a solution, including me jumping in the pool in full wetsuit with the help of Anthony Carissimo (Caro Electric) guiding me. With a future work order in place, both sides agreed on an amount to hold in escrow until the job is fixed after closing, and the township issued the certification to close.
We can’t wait to see Miles and Cora thriving up here and The Barretts being embraced by the the local Middletown community.
