11 Monterey In Holmdel Welcomes The Petro Family

If you've seen one real estate transaction, you've seen one real estate transaction. Every one takes on a life of its own. Some are easier than others, but rarely are any of them "easy". If that were the case, Realtors and attorneys would be as valuable as they are. Adding a home sale contingency across state borders where the sale process and deadlines are interpreted differently makes things even trickier. 

On February 1, 2018 The Petro family became residents of New Jersey. They sold their home in Staten Island and officially closed on their purchase of 11 Monterey Court in Holmdel. If you've ever been to TIberon Estates in Holmdel, you know it's the perfect blend of stately homes and bucolic countryside in Monmouth County. Well, 11 Monterey is the piece de resistance. The Petros moved to achieve two main goals, capitalize on high-rated public schools and to have more space. At just over 5,100sf and perched on 4.63 acres at the end of the cul-de-sac, 11 Monterey fit the bill.  Holmdel has one of the top rated public school systems in the State. Jessica's brother had also recently made the move from Staten Island to Holmdel, so the move would keep their families closer together. 

While the home on Monterey is visually striking and located on a spectacular piece of land, like any 20+ year old home, there were some issues that arose on the inspection. Identifying them was the easy part. Getting agreement on how they would be remedied took a full team effort. The patriarch of the seller's family was living outside of country during the sale process. There was a language barrier between both the buyer and seller also. Regardless, the entire team working for The Petro family was able to negotiate to a successful compromise and closing. 

The Petros were represented legally by Kristin Palmeri of Palmeri Law, PLLC and Nicole and D.J. Ten Hoeve of The Ten Hoeve Realty Group at Keller Williams Realty. The home was inspected by  Jason Mitchell of HomeSpect, Bowco Labs, and Tyler Wilton of NJ Septic Inspections. The Petros financing was handled by Dean Paone and Wes Romalia of Santander Bank. 

The sellers were represented legally by Lawrence Fox of The Law Office of Mark Breitman in Old Bridge and by Lydia Chen of Heritage House Sothebys International Realty.
