Despite a fire and a tumultuous bidding war, The Raiten Family are the newest owners in Summit Park, Freehold Township. We first met Caitlin and Justin at an open house we were hosting at a Colts Neck property in February of 2017. After looking online for a few weeks and toying with the idea of selling their condo to a family member and moving to a larger home to accommodate their family, Justin reach out to us to ask for our help with the many parts of this potential move. Over the course of a few weeks we identified a newly listed property that met their needs, wrote up and offer, and despite other offers on the home, we negotiated successfully to a contract with the sellers.
Then, we woke up the following day and found out the sellers reneged on that deal and went with another offer. Bad karma is what that's called. Fast forward over a week and I received a call from the listing agent advising me that their buyers had walked during Attorney Review due to failure to come to agreeable terms. He asked if Caitlin and Justin were still interested, and they were. Selflessly, they took their emotions out of it and decided to honor their past offer. We proceeded to signed contracts and Attorney Review.
Again, erratic behavior was exhibited by the sellers and their agent. They expected the buyers to remove their mortgage appraisal contingency completely, after that term not being part of the negotiation and prior agreement. Although we provided sound logic and reason to the sellers, they would not agree to the contract, yet again, this time due to the appraisal contingency. Hurt and disappointed The Raitens and we agreed it didn't make sense to proceed and we terminated that contract. That's when things got interesting.
When Justin and Cait were 10 minutes late for a showing we had scheduled the following Saturday or Sunday morning I got concerned and tried reaching them both. After 20 minutes, I left assuming something must've come up. Well it had. Their had been a fire overnight in the garage of their townhome, which burned multiple rooms, clothing, belongings etc. Later that day when they called to explain what had happened, we agreed that they would need to put their home search on hold for a while to figure out how to recover from the disaster and deal with the insurance claims and ensuing construction.
Only a few weeks later I received a call from Cait, explaining that they were working through everything but had received an email we'd sent with a home that they loved. They weren't sure if they could make the purchase work with the work still needing to be done on their townhome. But, we looked at it anyway, and the home just down the street from it which didn't appear as nicely renovated, but had been sitting for a few months. That was 165 Palisades, their new home. Cait "FaceTime"d Justin from inside the home. The layout was better. The lack of renovations was a positive as they could renovate the way they wanted. The owners of the home were lovely. They had cared lovingly for their home and were the original owners. Very rarely do we have transaction that runs as smoothly as this, although we try. From start to finish, hardly an obstacle presented itself. Probably because The Raitens had experienced them all a few months prior!
