Since it was developed in 2009/10 Harmony Glen has been a highly attractive townhome complex for many Monmouth County residents looking to downsize and even more so for Hoboken, Jersey City, Manhattan clientele to find more bang for their buck. As one of the first and only new construction townhome complexes to be built after the financial crisis, Harmony Glen offered something most buyers couldn't find...turn-key and BRAND NEW. 

Our clients, Michelle & Eric were original owners and smartly chose a premium unit on the cul-de-sac facing the woods. This premier location within the development would prove important to extracting a record-setting value upon resale. Despite the 2,800sf and a finished walkout lower level, with the growth of their family The Segall family decided it was time to sell and move to a single family home elsewhere in Monmouth County. 

While narrowing their search on the buy-side they followed our advice to put their home on the market in October and try to beat the "holiday lull" that usually occurs between Thanksgiving and New Years. Having worked in Harmony Glen before we had a good handle on the market value of 79 Pate. While not an end-unit, 79 Pate had wonderful interior design and some smart renovations. The home was listed on October 19th, 2017 for $455,000. 

Within the first week we had more than a dozen showings on the home and multiple offers in hand. Our clients chose to accept an offer for $5,000 over asking-price, for $460,000 to close before the end of the year. Fast forward 60 days and on December 29th, 2017 the Segalls officially closed on their new purchase as well as the sale of 79 Pate Drive, Middletown, NJ for $460,000 a new record sale price for Harmony Glen.
